When we handle seller document drafting on closings where we already represent the buyer - this helps to facilitate a smoother and more efficient closing experience. Most attorneys cannot do things as quickly as we can and sometimes do not have the updated software like we do. When we represent both sides we can close more efficiently as we aren't having to wait on the other attorney to respond etc. We have separate team members working on these files to ensure safety and security of all parties!

There are many reasons that we recommend you have a new survey performed on the property you are about to purchase. Some of the most important include the following:
We would not recommend against having a new survey done because if a new survey would have disclosed problems, those problems could have been avoided or corrected, but for our recommendation.
It will define or confirm your exact boundary lines and acreage.
It will show you the location of easements crossing the property.
It will define or confirm how the property is accessed.
It will discover or confirm encroachments, deed gaps (where to neighbor’s deeds conflict with each other), and other issues that you may want to consider having fixed before purchasing the property.
Any item that would be discovered by a new survey is excepted from your title insurance policy, meaning that if there’s a problem post-closing that would have been discovered by the new survey, you are not covered and they will not pay to fix said problem.
It can be recorded and may help you prevent questions regarding all of this when you go to sell the property later. It can also be used on disputes with neighbors about boundary lines for issues such as future fence lines, etc.
Be sure to check your email consistently and timely throughout and even a bit after your closing. Quickly answer questions we all have for you - the sooner we get those, the faster we can work on your closing for you.
